Moving out of a Perth rental property is a multi-step process, and getting the sequence right matters. Missed deadlines, an overlooked inspection, or a rushed bond clean can cost you time, money, and significant stress. This checklist covers everything from the moment you decide to leave through to receiving your bond refund.
Notice Period and Lease Termination
- Check your lease type: Fixed-term leases have different notice requirements to periodic tenancies. Know which one you're on.
- Give correct notice in writing: Under WA tenancy law, periodic tenants typically need to give 21 days notice. Fixed-term leases ending on their natural end date don't require notice, but early termination has specific rules.
- Keep proof of notice: Send via email (creates a date-stamped record) and keep a copy. Verbal notice is not sufficient.
- Confirm the agreed vacate date: Get written confirmation from your property manager of the exact date and time by which the property must be vacated.
Six Weeks Before Moving
- Book your bond cleaning company — good cleaners book out, especially at peak periods

- Arrange removalists or arrange hire of a truck
- Start decluttering and disposing of items you won't take
Two Weeks Before Moving
- Redirect your mail (Australia Post) effective from your vacate date

- Complete any minor repairs you're responsible for (picture hooks, minor wall marks)

Bond Cleaning and Repairs
- Ensure the property is completely empty before the bond cleaners arrive
- Do a walk-through after the clean — check all the areas listed in your original condition report
- Have your carpet steam cleaning documentation ready (receipt) for the property manager
- Arrange flea treatment if you had pets
- Mow lawn and tidy garden if applicable
On Vacate Day
- Do a final walk-through of every room
- Remove absolutely everything — check wardrobes, under sinks, roof spaces, and sheds
- Take final photographs of the property in its cleaned state (date-stamped)
- Return all keys, remotes, and access cards
- Get written confirmation of the key return
Bond Return Process in WA
In Western Australia, the bond is held by the Bond Administrator (part of the Department of Mines, Industry Regulation and Safety). After you vacate, the property manager lodges a claim — either for the full bond to be returned to you, or for a portion to be held for disputed claims.
If there are no disputes, the bond is typically returned within 2–3 business days of the property manager's claim. If there are disputes, you have the right to contest them through the Magistrates Court. Keep all documentation of the property's condition, your cleaning receipts, and all written communications with your property manager.
